Belize City Property Taxes Set to Rise in 2026

Homeowners in Belize City are preparing for higher property tax payments in 2026 after the Belize City Council approved an 18 percent increase under a revised property valuation framework.
Municipal officials say the adjustment addresses long-standing discrepancies in property assessments that no longer reflect present-day values, while also helping City Hall cope with increasing operational expenses. According to the council, outdated valuations had created funding gaps that threatened the delivery of essential municipal services.
Speaking on the morning program Open Your Eyes, Valuation Manager Troy Smith defended the increase, describing it as moderate when compared to what could have been imposed. Smith explained that a full update based on current market prices and rental rates would have led to a far sharper rise in taxes.
“If proper rental and market values were applied today, taxes would jump by close to forty-eight to fifty percent,” Smith said. “The council rejected that option and instead agreed on an eighteen percent increase for owner-occupied properties.”
Under the revised rates, a homeowner who previously paid $120 in property taxes will now face a bill of approximately $148, before any incentives are applied. City officials confirmed that the existing 15 percent early-payment discount will continue for property owners who settle their taxes on time.
While the increase has sparked concern among residents, the Belize City Council maintains that the adjustment is unavoidable to ensure the continued operation and maintenance of city services. The new tax rates come into effect this year, requiring homeowners to plan for the higher costs moving forward.
